- On the GROUND FLOOR (at the level of the large garden), which is accessed by a convenient tree-lined driveway perfectly lit from the early hours after sunset, there are 2 BEDROOMS. The first is a large double of about 28sqm, with a king bed, perfect for a couple in which a single bed can also be comfortably inserted, for a third person (to be added when booking). It is served by an exclusive bathroom with Whirlpool Shower and JACUZZI Sauna. The room is very bright, directly overlooking the large garden WITH POOL with a view of the TITAN MOUNT surmounted by the 3 MEDIEVAL TOWERS, symbols of the ancient REPUBLIC OF SAN MARINO.

The second room, a KING BED double room that can also be enjoyed as a twin room with two single beds (preference to be indicated when booking). It can also accommodate a crib (always with prior request) and shares the bathroom with the first room thanks to a convenient hallway.

On this floor, there are the technical spaces of Kitchen where you can prepare everything being technologically equipped for the purpose. There are still, the dining room where when it is not possible to do so in the garden, breakfasts are served and in the large dining table (which can hold up to 12 place settings), lunches and dinners can be eaten. A large living room, equipped with two comfortable sofas facing a large wood-burning fireplace, capable of creating the best atmosphere on the most winter days. Finally, a comfortable Porch overlooking the lush garden in the shade of which, you can sip refreshing and invigorating drinks or enjoy the beautiful view of the swimming pool in the company of the flow of its crystal clear water. Upon reservation in the fitness area, both private and group Swimming and Pilates classes are conducted by the licensed staff.

The FIRST FLOOR which is accessed by a second tree-lined avenue of almost 100m also perfectly lit at night, houses 3 more BEDROOMS: 1 KING BED AND 2 QUEEN BEDS of 25sqm + 16sqm + 16sqm respectively.

The MATRIMONIAL KING BED is served by a panoramic balcony from which to enjoy in full privacy, the view of the garden and pool area with San Marino in the background and the blue vision of the Adriatic and sometimes Croatian coast.

The 2 QUEE BED ROOMS are twins with perfect features to be usable by a single person, an adult plus a child or again, by a couple. The double bed in the room is a French-style double bed or also called a queen-size bed (precisely 130 x 210 cm).

These 3 rooms, which are part of a large suite, are served by 2 comfortable bathrooms, one of which with a 2-person JACUZZI HYDROMASSAGE BATHTUB, and the other with a traditional shower.

Completing this floor, the second large living room also with a wood-burning fireplace, a space that can also be used as a ROOM FOR LISTENING TO MUSIC OR READING. From this last room, there is access to a large panoramic terrace overlooking the entire garden, from where to the west, you can enjoy breathtaking sunsets over the valley of the Marecchia River, to the north Mount Titano and its beautiful Republic of San Marino and to the east, the Adriatic Sea with its colors that change from turquoise to emerald green. Since 2024 has been added in the lush garden, the large POOL & FITNESS area with 2 LARGE POOLS of which 1 SPA heated even in the middle of winter (usable only by reservation) also for PROFESSIONAL SWIMMING exercises.

The villa has fine finishes with natural quartzite floors on the ground floor and solid wood parquet on the first floor. It is also usable by those who have more difficulty moving independently.
